Information for Strata Managers

Property owners and managers have a duty of care to ensure the safety of everyone accessing their properties, including contractors and consultants.

The risks involved in engaging contractors increase when they’re not adequately insured or don’t meet minimum legislative requirements (licensing and safe practices). Any damage to property or injury resulting from an incident involving a contractor puts you at risk.

Community Select Contractor Authorisation

To help reduce your exposure, contractors must demonstrate compliance by registering their business in the Community Select Contractor Authorisation System.

The online registration system is where contractors (including consultants) self-register, upload the necessary documents and information, and maintain their business details. As contractors complete the registration process, their documents and information are verified to ensure compliance.

Once verified, the contractor is considered to be an authorised contractor. They are activated to the Community Select database, and become available for work orders and quote requests.

The system and verification process is managed on behalf of Community Select by Pegasus, who specialise in contractor engagement and workforce management services and solutions.

The Authorisation Process

The five-step Community Select Contractor Authorisation System process is outlined below.

Please allow yourself time to understand the system, and to source and upload your company documents and information. We suggest you read through the process below before starting.

You will only need to complete registration once, and will only enter the system again when one of your documents expires or you need to pay the annual renewal of your registration.

New to Community Select?

Currently, contractors must already be working with Community Select, or have been requested to register by a building (strata, real estate) to receive work orders. If you are new to Community Select and haven’t been asked to register yet, please email an expression of interest to expressionofinterest@picagroup.com.au.

Let’s get started!

Step 1 > Register your business name

The Community Select Contractor Authorisation System can be found by clicking Register at the top of the page >>

Start by choosing a user name and entering your email address and a password. You’ll be emailed login confirmation.

Internet Explorer users: please ensure you use IE version 11 or later.

Step 2 > Register your business details

Using your new details, login to the Community Select Contractor Authorisation System by clicking Login at the top of the page >>

Follow the process to register your business details, which includes entering and selecting:

+ ABN

+ Business details

+ Contact details

+ Business address

+ Postal address

+ Phone, email, fax

Step 3 > Register your company

Next, you’ll step through company registration, which involves selecting the licences you hold, the work categories you complete, the regions where you work, your Code of Conduct and other WHS and required documents.

Please ensure you review and select your choices carefully. Later in this process (Step 5), you’ll be prompted to upload evidence of your selections here, including the specific licences, and proof or your qualifications to work in your chosen categories.

Step 4 > Pay for your registration

Registration and inclusion in the Authorised Contractor database costs $100 + GST. Annual renewal (you’ll be emailed 12 months from your initial registration) is also $100 + GST.

Step 5 > Upload your documents to finalise your registration

Now you will be prompted to upload the documents you selected during Step 2 for verification.

Once all of your documents have been uploaded and the details about them entered, they’ll be sent to Pegasus for verification. You’ll be contacted by Pegasus if more information is needed for your registration, or if anything requires your attention.

You’ll be emailed once your business has been verified and your registration is successful!

Frequently asked questions

1. Why should I register my company in the Community Select Contractor Authorisation System?

Inclusion in the Community Select Contractor Authorisation System gives you access to high quality work opportunities with strata and building managers who want to work with premium contractors.

The system gives contractors a way to prove their qualifications and compliance to perform work at commercial and/or residential buildings. It provides strata and property managers with a premium database of contractors, ensuring everyone accessing their properties is safe and qualified, meeting legislative requirements and reducing risk.

New to Community Select?

2. Who is Community Select?

Community Select is the department of the Prudential Investment Company of Australia Pty Limited (PICA) that oversees the issuing of work orders and quote requests for all PICA brands.

The brands under the PICA group include:

  • Estate Managers
  • GK Strata Management
  • Mason and Brophy Strata Management
  • NSW Strata Management
  • North Coast Body Corporate
  • Robinson Strata Management
  • Strata 3 Group

3. What are the minimum requirements to be an authorised contractor in the system?

To become an authorised contractor in the system, you must:

  • Be registered as a business for tax purposes in Australia
  • Have a minimum $10 million Public & Product Liability Insurance (in respect of each and every occurrence and unlimited in aggregate for any one period of cover)
  • Have a minimum $1 million Professional Indemnity Insurance (where applicable)
  • Have Statutory Workers Compensation insurance for all employees (where applicable)
  • Hold all licences as relevant to services provided
  • Have an established Quality Management system (consultants only)
  • Have an established Health & Safety Management system
  • Accept the Community Select Terms and Conditions of engagement and Contractor Code of Conduct.

You’ll be prompted to upload evidence or agree to statements relating to these requirements as you register in the system.

4. How much does registration cost?

The cost of registering in the system is $100 + GST annually. This covers the initial and ongoing administration and verification of your documents and information. As part of this cost, you’ll be sent reminders to update your documents as they expire, and have access to local call centre and email support to keep you compliant and listed in the Community Select database.

5. Who do I contact if I have questions about the Contractor Authorisation System?

6. Who do I invoice?

You will invoice as per details on any work order you receive.

7. Can I get a refund?

Payments made to Pegasus for the verification of uploaded insurances and licenses are final. We can’t refund any fees after the document verification process has begun. Please refer to the terms and conditions for more details.
